NOTICE OF TRUSTEE’S SALE OF VALUABLE REAL ESTATE

Notice is hereby given that the undersigned, MICHAEL C. DOSS, Substitute Trustee, by virtue of that certain document, bearing date the 29th day of July, 2026, and of record in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Trust Deed Book 926, at page 19 and by virtue of that certain Commercial Real Estate Deed of Trust executed by Mark J. Linkous, bearing date the 13th day of September, 2019, and of record in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Trust Deed Book 813, at page 805, the maker, having defaulted in payment of the note secured by said Deed of Trust as provided by the terms thereof, and the beneficial holder of the said note, Summit Community Bank, now Burke & Herbert Bank, successor by merger, having declared the whole of the indebtedness there under to be due and payable; and having demanded the undersigned in writing to make sale of the real estate described in said Deed of Trust, the undersigned Substitute Trustee will offer for sale and sell at public auction to the highest responsible bidder on the 9th day of October, 2026, at 3:00 p.m., at the front steps of the Greenbrier County Courthouse in the City of Lewisburg, Greenbrier County, West Virginia, the premises, being and consisting of the following:

All of that certain lot, tract or parcel of land, together with the buildings thereon, and the easements, rights of way and appurtenances thereunto belonging, situate, lying in White Sulphur District, Greenbrier County, West Virginia, about 2 miles north of U.S. 60 on the northwest side of West Virginia State Local Service Route 36, and more particularly described as follows:

“BEGINNING at a ½” iron pipe, set, on the northwest side of W. Va. S.L.S. Rte. 36, a corner to Helen Searle; thence with Rte. 36, N 73-16 W 21.81 feet to a point; thence N 85-51 W 37.94 feet to a point; thence S 75-37 W 43.16 feet to a point; thence S 62-40 W 36.77 feet to a point; thence S 51-20 W 35.47 feet to a point; thence S 38-24 W 51.42 feet to a ½” iron pipe, set, a corner to D. J. Donovan; thence leaving Rte. 36 and with Donavan, N 45-02 W 205.75 feet to a ½” iron pipe, set; thence N 49-27 W 138.00 feet to a pine stump, found; thence N 62-26 W 158.35 feet to a fence post, found; thence N 23-40 W 60.66 feet to a 40” White Oak, found; thence N 50-05 W 109.12 feet to a Hickory, found; thence N 52-29 W 265.29 feet to a dead Black pine, found; thence N 40-19 W 282.70 feet to an 8” White Oak, found; thence N 42-46 W 388.27 feet to a ½” iron pipe, set; thence N 43-09 W 422.74 feet to a ½” iron pipe, set; thence S 83-57 W 561.66 feet to a 24” Chestnut Oak, found, a corner to Helen Detch; thence leaving Donovan and with Detch, N 54-37 W 165.98 feet to a ½” iron pipe, set, on the White Sulphur Spring Company property line; thence leaving Detch and with White Sulphur Springs Company, N 42-59 E 671.02 feet to a concrete monument, found; thence N 16-19 E 934.10 feet to a concrete monument, found, a corner to Marvin Hudnall; thence leaving White Sulphur Springs Company and with Hudnall, S 54-14 E 1236.26 feet to a 28” White Oak, found; thence S 62-55 E 699.75 feet to a 17” Black Oak, found a corner to Elanor Wallis; thence leaving Hudnall and with Wallis in part and in part with Helen Searle, S 22-46 W 689.18 feet to a Black Oak Stump, found; thence S 69.11 W 420.49 feet to a 10” White Oak, found; thence S 0-03 W 94.80 feet to a Rock, found; thence S 44-21 E 705.67 feet to a rock, found; thence S 25-13 E 356.30 feet to the beginning and containing 61.98 acres, more or less, as surveyed by Greenbrier Surveying Co., Inc., of Lewisburg, West Virginia, in May 1989. And also referred to as parcel No. 7 on Big Draft Road and appears upon Tax Records as Tax Map #16 Parcel #7 in White Sulphur Springs, West Virginia.”

And being the same property conveyed unto Mark J. Linkous, by Deed dated the 21st day of August, 2019, from Gary R. Thomas and Julia K. Thomas, husband and wife, of record in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Deed Book 610, at page 872.

The real estate is subject to an out conveyance of 2.81 Acres, as conveyed by the provisions of a Deed of Conveyance from Mark J. Linkous unto Stephen Zini and Vivian Zini, said Deed bearing date the 10th day of February, 2022, and of record in the the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Deed Book 635, at page 619, and shown upon a plat of record in the the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Map Book 7, Hanging File E-123.

The above-described real estate shall be sold subject to any claims, liens, assessments, taxes, restrictions, covenants, conditions, and encumbrances against the same.

The Substitute Trustee shall convey title with covenants of Special Warranty. The purchaser shall pay all taxes due and payable against the said property, the cost of the preparation of the Deed of Conveyance from the Substitute Trustee, the cost of any transfer tax and recording fees due upon the recordation of the deed.

TERMS OF SALE: 10% of bid payable to the Substitute Trustee on the day of sale and the balance within thirty (30) days.

CONDITION OF SALE: Said property shall be sold to the highest responsible bidder, with the right reserved to the said Burke & Herbert Bank, to bid at said sale and to continue the said sale by declaration from time to time, as they may choose.
