NOTICE OF TRUSTEE’S SALE OF VALUABLE REAL ESTATE
Notice is hereby given that the undersigned, MICHAEL C. DOSS, Substitute Trustee, by virtue of that certain document, bearing date the 10th day of September, 2025, and of record in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Trust Deed Book 911, at page 600 and by virtue of that certain Deed of Trust executed by Frank Dosier and Shanda Arlene Dosier, bearing date the 3rd day of September, 2008, and of record in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Trust Deed Book 638, at page 594, the maker, having defaulted in payment of the note secured by said Deed of Trust as provided by the terms thereof, and the beneficial holder of the said note, Summit Community Bank, now Burke & Herbert Bank, successor by merger, having declared the whole of the indebtedness there under to be due and payable; and having demanded the undersigned in writing to make sale of the real estate described in said deed of trust, the undersigned Substitute Trustee will offer for sale and sell at public auction to the highest responsible bidder on the 17th day of October, 2025, at 3:00 p.m., at the front steps of the Greenbrier County Courthouse in the City of Lewisburg, Greenbrier County, West Virginia, the premises, being and consisting of the following:
All of those certain lots or parcel of land, together with the buildings and improvements thereon, and the easements and appurtenances thereunto belonging, situate in the Town of Rupert, Meadow Bluff District, Greenbrier County, West Virginia, known and designated as Lots Number One (1), Two (2), Three (3), Four (4) and Five (5) of Block Number Twenty-nine (29) in Subdivision Number One (1) of the Town of Rupert, as shown on a map thereof recorded in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Map Book Number 1, at page 70, referenced to which is made for a more particular description of the property hereby conveyed.
Each of said lots front 25 feet on Monroe Street as the same is shown upon the above-mentioned map.
And being the same property conveyed unto Frank Dosier and Shanda Arlene Dosier, his wife, by Deed dated October 29, 1991 from Nyla Jean Dorman recorded in the aforesaid Clerk’s Office in Deed Book 409, at page 698 and also the same interest acquired by Shanda Arlene Dosier by the Last Will and Testament of Leo Dorman dated October 23, 1971, and recorded in the aforesaid Clerk’s Office in Will Book 25, at page 582, referenced to which Deed and Will is hereby made for all pertinent purposes.
The above-described real estate shall be sold subject to any claims, liens, assessments, taxes, restrictions, covenants, conditions, and encumbrances against the same.
The Substitute Trustee shall convey title with covenants of Special Warranty. The purchaser shall pay all taxes due and payable against the said property, the cost of the preparation of the Deed of Conveyance from the Substitute Trustee, the cost of any transfer tax and recording fees due upon the recordation of the deed.
TERMS OF SALE: 10% of bid payable to the Substitute Trustee on the day of sale and the balance within thirty (30) days.
CONDITION OF SALE: Said property shall be sold to the highest responsible bidder, with the right reserved to the said Burke & Herbert Bank, to bid at said sale and to continue the said sale by declaration from time to time, as they may choose.
