NOTICE OF TRUSTEE’S SALE

NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, WV Trustee Services, LLC, by that certain Deed of Trust dated January 27, 2021, executed by Borrower(s), Katherine G. Makra, to Gregory A. Tucker, the Trustee of record in the office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Book 840, at Page 416. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 126 Ridgeway Ln, Ronceverte, WV 24970. WV Trustee Services, LLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated March 30, 2026, of record in the Clerk’s Office in Book 919, at Page 344. The borrower(s) defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustees will sell the following described property to the highest bidder at the front door of the Courthouse of Greenbrier County, in Lewisburg, West Virginia, on the following date:

20th day of May, 2026 at 12:00 p.m.

All of the following described real estate, together with the buildings and improvement located thereon, and the rights-of-way, easements and appurtenances thereunto belonging, situate lying and being in Fort Spring District, County of Greenbrier, State of West Virginia, and being more particularly bounded and described as follows:

Beginning at a 1/2” re-bar found in the northwestern R/W of WV County Route No. 63/2, a corner to Layton Andrew Wykle; thence leaving Wykle and with the meanders of said R/W S. 24° 23` 57” W. 12.29 feet; thence S. 38° 49` 44” W. 135.53 feet: thence S. 39° 40` 27” W. 80.08 feet to a 1/2” re-bar found, a corner to Robert D. Ridgeway; thence leaving Route 63/2 and with said Ridgeway N. 78° 28` 41” W. 77.75 feet to a 1/2” re-bar found; thence continuing with Ridgeway N. 11° 41`10” W. 199.53 feet to a 1/2” re-bar found; thence N. 3° 52` 20” E. 74.22 feet to a 1/2” re-bar found; thence N. 39° 36` 40” E. 37.59 feet to a 5/8” re-bar and cap set a corner to Matthew W. Ridgeway: thence leaving Robert D. Ridgeway and with said Matthew W. Ridgeway S. 61° 58` 07” E. 186.55 feet to a 1/2” re-bar found, a corner to Layton Andrew Wykle; thence leaving Ridgeway and with said Wykle S. 53° 16` 31” E. 80.02 feet to the place of beginning and containing 1.11 acres, more or less, according to a survey made by N. Eugene Kelley, Professional Surveyor No. 443, in July 2018, and as shown on a plat entitled “Plat of Survey for Katherine Makra” which is recorded in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Deed Book 601, at Page 259.

The aforesaid real estate is the same as that conveyed to Katherine G. Makra, from Robert D. Ridgeway, Patricia S. McCoy, formerly known as Patricia S. Morgan, Shirley A. Schultz and Karla Workman, by that certain Deed dated July 31. 2018, and recorded August 14, 2018, in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Deed Book 601, at Page 256, as Instrument No. 262206.

TERMS OF SALE:

1) The property will be conveyed in an “AS IS” physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk’s office or affecting the subject property.

2) The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code § 11-22-1.

3) The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale.

4) The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee.

5) The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY.

6) The total purchase price is payable to the Trustee within thirty (30) days of the date of sale, with ten (10%) of the total purchase price payable to the Trustee at sale.
