TRUSTEE’S SALE OF VALUABLE REAL ESTATE

The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated June 13, 2006, and duly recorded in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Deed of Trust Book 585, at Page 330, Henry S. Allen and Mary K. Allen did convey unto Kami Fries, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Greenbrier County Courthouse, in Lewisburg, West Virginia, on

March 6, 2026, at 9:00 AM

That certain tract or parcel of real estate and the easements, improvements and appurtenances thereunto belonging, more particularly described as follows:

All that certain tract or parcel of land situate in Franford District, Greenbrier County, West Virginia and more particularly bounded and described as follows:

Beginning at a 1/2” re-bar set in the intersection of the eastern R/W of WV County Route No. 21/10 and the southern R/W of WV County Route No. 21; thence leaving Route 21/10 and with the meanders of said R/W of Route No. 21 N 62° 30’ 22” E 28.15 feet; thence N 56° 32’ 18” E 30.20 feet, thence N 53° 05’ 38” E 149.91 feet; thence N 54° 45’ 29” E 14.06 feet; thence N 70° 05’ 07” E 26.11 feet; thence N 77° 45’ 24” E 26.87 feet; thence N 81° 34’ 22” E 31.92 feet; thence N 75° 56’ 56” E 18.21 feet; thence N 70° 12’ 07” E 33.70 feet to a 1/2” re-bar set, a corner to Acie Junior Spencer; thence leaving Route 21 and with said Spencer S 9° 52’ 09” E 173.86 feet (passing a 3/4” iron pipe found at 2.39 feet) to a 1/2” re-bar set, a corner to Tract 2; thence leaving Spencer and with said Tract 2 S 81° 57’ 20” W 342.59 feet to a 1/2” re-bar set in the eastern R/W of WV County Route No. 21/10; thence with said R/W N. 3° 55’ 55” W 56.46 feet to the place of beginning and containing 1.00 acre, more or less, according to a survey made by N. Eugene Kelley on June 18, 2001 and shown as Tract 1 on plat entitled “Plat Showing the Property of Richard G. Wilfong”.

TOGETHER WITH a 1995 Clayton Homes Richwood Manufactured Home Serial No: TEN281701 TEN281702 45.5 X 23.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of HC 37 Box 60B, Frankford, WV 24938.

AND BEING the same real estate which was conveyed to Henry S. Allen and Mary K. Allen, by Deed dated June 13, 2006, from Terry Joseph Hanna, and recorded in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Deed Book 506 at Page 521.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
