NOTICE OF TRUSTEE’S SALE

NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, WV Trustee Services, LLC, by that certain Deed of Trust dated March 10, 2023, executed by Borrower(s), Beth Ann Daniels, to Jeffrey Pritt, the Trustee of record in the office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Book 878, at Page 734. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 139 Coras Way, White Sulphur Springs, WV 24986. WV Trustee Services, LLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated November 19, 2025, of record in the Clerk’s Office. The borrower(s) defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustees will sell the following described property to the highest bidder at the front door of the Courthouse of Greenbrier County, in Lewisburg, West Virginia, on the following date:

12th day of January, 2026 at 12:20 p.m.

All of the following described real estate, together with the buildings and improvements located thereon, and the rights-of-way. easements and appurtenances thereunto belonging, situate, lying and being in White Sulphur Corporate District, County of Greenbrier, State of West Virginia, and being more particularly bounded and described as follows:

All that certain lot, tract or parcel of land, situate in the City of White Sulphur Springs, being more particularly designated and described as LOT 34, MURPHY ADDITION. as shown upon a rap or plat of said subdivision which is recorded in the Office of the Clerk of the County Commission of Greenbrier County. West Virginia, in Map Book 3, at Page 135, and being further described as follows:

BEGINNING at a ½ inch rebar set on the northwest right of way line of Cora`s Way and on the corner of Lots 34 and 35 of Murphy Addition (MB 3, P6 135), and being the corner of Melvin A. Frazier (DB 386, Pg 191); thence leaving the northwest right of way line of Cora`s Way, and with the line between Lots 34 and 35 of Murphy Addition, N. 46-34-39 W. 138.54 feet to a ½ inch rebar set on the corner of Lots 34 and 35 of Murphy Addition, and on the line of Alvin L. Hylton (DB 431, PG 99) and being the line of Lot 7 and Old White Terrace Subdivision (MB 3, PG 77): thence leaving Lot 35 of Melvin A. Frazier, and with the line of Lot of Alvin L. Hylton, N. 53-31- 00 E. 60.95 feet to a ½ inch iron pipe found on the line of Lot 7 of Alvin L. Hylton, and on the corner of Lots 33 and 34 of Murphy Addition, and being the corner of Alinda Perrine (DB 431,PG 603); thence leaving Lot 7 of Alvin L. Hylton, and with the line between Lots 33 and 34 of Murphy Addition, S. 46-34-39 E. 129.30 feet to a ½ inch iron pipe found on the northwest right of way of line of Cora`s Way, and on the corner of Lots 33 and 34 of Murphy Addition, and being the corner of Alinda Perrine; thence leaving Lot 33 of Cora`s Way. S. 44-48-30 W. 60.02 feet to the BEGINNING and containing 0.184 acre. more or less, as surveyed by Greenbrier Surveying in May 1999. and as shown upon a map or plat which is recorded in the aforesaid Clerk`s Office in Deed Book 456, at Page 105.

THIS CONVEYANCE IS MADE EXPRESSLY SUBJECT TO those certain reservations, restrictions and limitations as contained in a Deed which is recorded in the aforesaid Clerk`s Office in Deed Book 531, at Page 366, as Instrument No. 72136, as repeated in other prior instruments within the chain of title to the aforesaid real estate.

The aforesaid tract or parcel of real estate is the same as that conveyed to Beth Ann Daniels from Property Brothers, LLC, a West Virginia Limited Liability Company, by Deed of even date herewith, which was recorded in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, 3/10/2023, in Deed Book 648, Page 623 which Deed is hereby made for all pertinent purposes.

TERMS OF SALE:

1) The property will be conveyed in an “AS IS” physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk’s office or affecting the subject property.

2) The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code § 11-22-1.

3) The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale.

4) The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee.

5) The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY.

6) The total purchase price is payable to the Trustee within thirty (30) days of the date of sale, with ten (10%) of the total purchase price payable to the Trustee at sale.
