The undersigned Trustee, by virtue of the authority vested in him by that certain Deed of Trust dated November 22, 2011, and duly recorded in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Deed of Trust Book 692, at Page 58, Christopher Shebby and Audrey Shebby did convey unto Richard A. Pill, Esq., Trustee, certain real property described in said Deed of Trust; and default having been made under the aforementioned Deed of Trust, and the undersigned Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Greenbrier County Courthouse, in Lewisburg, West Virginia, on
September 24, 2025, at 8:00 AM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the White Sulphur District, Greenbrier County, West Virginia, and more particularly described as follows:
All that surface only of that certain lot, tract or parcel of land together with the buildings and improvements thereon, situate in White Sulphur District, Greenbrier County, West Virginia, and more particularly designated and described as Lot/Unit 25 in Howard’s Creek Phase Two Neighborhood (the “Lot/Unit”), of the planned community known as “The Greenbrier Sporting Club”, as shown upon a map or plat or subdivision dated February 6, 2004, prepared by Draper Aden Associates, entitled “Subdivision Plat, Howard’s Creek Phase Two Neighborhood, The Greenbrier Sporting Club Development Company, LLC, White Sulphur District, Greenbrier County, West Virginia” a copy of which is filed in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, indexed in Record of Maps Book No. 4, in file Cabinet B-116 (the “Subdivision Plat”).
The Lot/Unit is the same property conveyed unto Christopher Shebby and Audrey K. Shebby by deed dated November 14, 2011 from William N. Adkins and Lavinia V. Adkins, and not yet of record, but to be recorded prior to or simultaneously herewith.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 508 Old Stage Road, White Sulphur Springs, WV 24986.
AND BEING the same real estate which was conveyed to Christopher Shebby and Audrey Shebby, by deed dated November 22, 2011, from William N. Adkins and Lavinia V. Adkins, and recorded in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Deed Book, 545, at Page 541.
The above described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
