NOTICE OF TRUSTEE’S SALE

PUBLIC AUCTION

In execution of a certain Deed of Trust dated October 10, 2003, recorded in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Trust Deed Book 516, at Page 371, given by Randall G. Keener, Jr., to P. Michael Pleska and F. Thomas Graff, Jr., Trustees, for United Bank, (successor by merger to United Bank, Inc); said Trustees failing to perform, Paul O. Clay, Jr, Successor Trustee was appointed as evidenced by that certain Removal of Trustee and Substitution Thereof, dated June 3, 2024, and recorded June 14, 2024, in Book 893, at Page 864; default having been made in the payment of the debt therein secured; and upon failure to cure said default; and being required by the beneficiary so to do, the undersigned Successor Trustee will sell at public auction at the front door of the Courthouse of Greenbrier County, Lewisburg, West Virginia, on Thursday May 22, 2025, at 11:00 a.m., the following described real estate situate in Meadow Bluff District, Greenbrier County, West Virginia, and being more particularly bounded and described as follows, to-wit:

PARCEL ONE: BEGINNING at an iron pipe on the southern right-of-way line of U.S. Route #60, also corner to Trails End Cemetery; thence running with said road S 53-31’-40” E 123.55 feet to an iron pipe on the right-of-way line of Route #60; thence with road S 45-52’-18” E 236.56 feet to an iron pipe on the right-of-way line of Route #60 and corner to Cecil Starcher; thence leaving road and running with line of Cecil Starcher S 39-47’-49” W 141.99 feet to a twenty-six (26) inch Black Oak in fence line; thence S 60-49’-39” W 242.40 feet to an iron pipe; thence leaving Starcher and through the survey N 31-16’-53” W 298.18 feet to an iron pipe at corner of Trails End Cemetery; thence running with the cemetery line N 41-47’-32” E 282.43 feet to the point of beginning and containing 2.63 acres, more or less.

PARCEL TWO: BEGINNING at an iron pipe corner to Trails End Cemetery and Tract NO. 1; thence running through previous survey done for Henry Holliday S 31-16’-53” E 295.53 feet, to an iron pipe on line of Cecil Starcher; thence with line of Starcher S 60-49’-39” W 29.63 feet to an iron pipe; thence leaving Starcher and through the survey N 40-18’-17” W 275.66 feet, to an iron pipe on line of Tract No. 1; thence with Tract No. 1 N 41-46’-21” E 76.16 feet to the point of beginning and containing .34 acres, more or less.

This parcel includes a right-of-way 16 feet in width and running along the entire northwest boundary of the said lot, and which boundary runs North 41-46’-21” East 76.16 feet.

And being the same property conveyed unto Randall G. Keener, Jr., by deed of Helen Kay Arnold, et vir, dated the 10th day of September, 2003, and recorded in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Deed Book 484, at Page 864.

The above described real estate will be conveyed by the undersigned Successor Trustee to the purchaser thereof by deed containing a covenant of SPECIAL WARRANTY and subject to all liens, reservations and exceptions appearing in the record title, and to the lien of all unpaid taxes, if any, which are entitled to priority over the lien of the aforesaid Deed of Trust.

The Successor Trustee herein asserts, to the best of his knowledge and belief, that the party in interest is not a member of the Armed Forces of the United States, and is therefore not entitled to the benefits of the Service Members Civil Relief Act.

REAL ESTATE TAXES:

Subject property will be sold by the undersigned Successor Trustee subject to real estate taxes presently a lien against subject real property. Any purchaser shall purchase subject to, and be responsible for, said real estate taxes.

TERMS OF SALE:

Cash on hand on day of sale. The above described real estate will be sold by the undersigned Successor Trustee by auction to the highest bidder subject to the right of the Successor Trustee to reject all bids if in his opinion they are inadequate. The owner of the indebtedness secured by the above described Deed of Trust and the owner of any other interest in the property to be sold shall have the right to bid.

CONTINUANCE OR ADJOURNMENT OF SALE:

The Successor Trustee reserves the right to continue the sale, or to adjourn the sale, for a time, or from time to time, without further notice and announcement at the time and place of sale, as hereinabove set forth, any continuance or adjournment thereof.
