The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated July 22, 2021, and duly recorded in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Deed of Trust Book 850, at Page 656, MRV Beverage LLC did convey unto G. James Cornett, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Greenbrier County Courthouse, in Lewisburg, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Meadow Bluff District, Greenbrier County, West Virginia, and more particularly described as follows:
Property One (1) Being in Meadow Bluff District, Greenbrier County, West Virginia, and more fully described as follows: BEGINNING at a railroad spike set in the pavement and 33 feet from the center of the Nicholas, Fayette & Greenbrier Railroad and from which a line bears S 62-41 W 47.07 feet to a transformer pole #594D1 13 and a line bears S 73-55 W 99.60 feet to the northeast comer of the cinderblock bottling company building and a line bears N 39-02 W 36.98 feet to a chainlink fence post: thence with a line 33 feet from the center of the railroad, S 52-29 W 259.00 feet to a ¾ inch iron pipe found 33 feet from the center of the railroad and from which a line bears N 50-35 E 10.36 feet to a transformer pole #294D1 14; thence S 52-40 W 105.10 feet to a ¾ inch pipe found about 33 feet from the center of the railroad a comer to Darrell K. Cales; thence with the line of Cales, N 48-47 Wat 200.76 feet passing a ¾ inch pipe found on the river bank, in all about 250.76 feet to the center of the river; thence with the center of the river upstream, N 36-46 E 322.07 feet to a point about in the center of the river; a comer to Lewis Lilly; thence with the line of Lilly, S 61-12 E at about 25 feet passing a triple 12 inch maple on the river bank, in all 143.54 feet to a 1-1/4 inch pipe found in a drain; thence continuing with the line of Lilly S 75-28 E 84.62 feet to a 16 inch willow; thence continuing with the line of Lilly, S 34-43 E 135-44 feet to the beginning and containing 2.47 acres, more or less as surveyed by Greenbrier Surveying Company in December, 1993 and as shown on a plat which is attached to a deed recorded in the Office of the Clerk of the County Commission of Greenbrier County in Deed Book 422, at page 551.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 119 Riverside Drive, Rainelle, WV 25962.
AND BEING a portion of the same real estate which was conveyed to MRV Beverage LLC, by Deed dated June 22, 2021, from 2 Franks, LLC, a West Virginia limited liability company, and recorded in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Deed Book 629 at Page 697.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
