TRUSTEE’S SALE OF VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated February 13, 2003, and duly recorded in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Deed of Trust Book 495, at Page 669, Thomas R. Davis and Anna Lee Davis did convey unto Todd Taylor and Dan Kennedy, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Greenbrier County Courthouse, in Lewisburg, West Virginia, on
January 9, 2025, at 5:19 PM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Quinwood Corp. District, Greenbrier County, West Virginia, and more particularly described as follows:
Situate in the Town of Quinwood, in the District of Meadow Bluff, Greenbrier County, West Virginia, being all of Lots Nos. 1 and 2 of Block N as said lots are shown upon the revised map of the Town of Quinwood, dated April 1, 1925, of record in the office of the Clerk of the County Commission of Greenbrier County, West Virginia, being all of the same property conveyed to Geroge M. Groves by W.E.R. Byrne, Trustee, by deed dated February 13, 1926, and of record in said Clerk’s office in Deed Book 107 at page 89; the said George M. Groves having departed this life in or about 1968, and by his last will, a true copy of which is of record in said Clerk’s office, he devised to his widow, the said Lockie Groves, the party of the first part herein, the property which is hereby conveyed.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 101 Lynn Street, Quinwood, WV 25981.
AND BEING the same real estate which was conveyed to Thomas R. Davis and Anna Lee Davis, by Deed dated June 18, 1981, from Lockie Groves, the widow of George M. Groves, deceased, and recorded in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Deed Book 344, at Page 144.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
