COVINGTON, Va. (WVDN)- The Covington Lumberjacks Bark in the Park night has been rescheduled for June 16 at 6:30 p.m. after the original game was cancelled due to weather. Fans are encouraged to bring donations of dog and cat food for the Alleghany Humane Society, which will also be on hand with adoptable pets. NOTICE OF TRUSTEE’S SALE OF VALUABLE REAL ESTATE

Notice is hereby given that the undersigned, MICHAEL C. DOSS, Substitute Trustee, by virtue of that certain document, bearing date the 30th day of March, 2026, and of record in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Trust Deed Book 919, at page 170 and by virtue of that certain Deed of Trust executed by Robert Lee Bowen and Terri Lynn Redden, bearing date the 20th day of June, 2015, and of record in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Trust Deed Book 748, at page 429, the maker, having defaulted in payment of the note secured by said Deed of Trust as provided by the terms thereof, and the beneficial holder of the said note, Martin Family Revocable Trust dated October 31, 2019, Cindy Lee Gum, Successor Trustee, having declared the whole of the indebtedness there under to be due and payable; and having demanded the undersigned in writing to make sale of the real estate described in said Deed of Trust, the undersigned Substitute Trustee will offer for sale and sell at public auction to the highest responsible bidder on the 18th day of June, 2026, at 3:00 p.m., at the front steps of the Greenbrier County Courthouse in the City of Lewisburg, Greenbrier County, West Virginia, the premises, being and consisting of the following:

All that certain lot, tract or parcel of  land together with the buildings and improvements thereon, easements, rights of way, and the appurtenances thereunto belonging, a parcel of land in Meadow Bluff District, Greenbrier County, West Virginia on the north side of Main Street or U.S. Route 60 in the Town of Rainelle and more particularly bounded and described as follows:

Beginning at a 3/8 inch iron pipe set 30 feet from the center and on the north side of U. S. Route 60, a corner to Oscar E. Sanford and from which a line bears N 7555 W 277.00 feet to an APCO transformer pole No. 618C377 and a line bears N 72-07 W 507.86 feet to the northeast corner of a cinder block building and a line bears N 3521 E 8.08 feet to the top of a fire hydrant; thence leaving Sanford and with the line of U. S. Route 60, S 34-21 W 95.79 feet to a 3/8 inch iron pile set on a corner to Leitha B. Gwinn; thence leaving U. S. Route 60 and with the line of Gwinn in part and crossing a 10 foot wide alley, N 64-44 W 98.45 feet to a 3/8 inch iron pipe set on the northwest side of the alley thence with the northwest side of the alley, S 56-30 W 126.07 feet to a railroad spike set in the pavement on the northwest side of the alley, a corner to Daniel R. Jarret;  thence leaving the alley and with the line of Jarrett, N 34-15 W 48.00 feet to a 3/8 inch iron pipe; set; thence continuing with Jarrett S 56-30 W 125.00 feet to a 3/4 inch iron rod set on the east side of Neff Street; thence with the east side of Neff Street, N 34-15 W 99.00 feet to a ¾ inch iron pipe set on the corner of Neff and Center Streets; thence with the southeast side of Center Street , N 56-30 E 66.12 feet to a ¾  inch iron pipe set on the southeast side  of Center Street and from which a line bears N 12-51 E 64.68 feet to the southeast corner of a cinder block building; thence crossing Center Street, N 34-15 W at 26.94 feet passing a C & P pole#10170, at  30.00 feet passing a ½ inch pipe set on an agreed corner to Benjamin Ray Burns, in all 171.39 feet to a 1 inch iron pipe set; thence continuing with the agreed line of Burns, N 89-41 W 31.00 feet to a 1 inch  iron pipe set, an agreed corner to Shirley Mae Gibson;  thence with the agreed line of Gibson, N 37-40  W 85.00 feet to a 1 inch iron  pipe set on the line of Janice Saunders  (formerly Drennan & Hunter) ; thence with the line of Saunders N 53-50 E 138.48 feet a  ¾  inch iron pipe, set; thence continuing  with the line of Saunders N 25-11 W  104.48 feet to a point near the bank of the new Sewell Greek channel; thence  leaving Saunders and with the  new channel, N 72-18 E 236.72 feet to a ¾  inch iron pipe found  near the channel, a corner to Greenbrier Auto Parts; thence with the line of Greenbrier Auto Parts and the old creek channel, S 00-21 E 44.22 feet to a point; thence S  09-18 E 117.00 feet to a ½  inch iron pipe found; thence S 48-07 W 101.00 feet to an auto axle found in concrete; thence  continuing with the line of Greenbrier Auto Parts, S 72-42  E 279.83 feet   to a ½  inch iron pipe found on the line of Greenbrier Auto Parts, a corner to Oscar E. Sandford; thence leaving Greenbrier Auto Parts and with the line of Sanford S 12-13 W 102.91 feet to a ¾  inch drill steel found on a corner to Stanford, thence continuing with the  line of Sanford, S 69-32 E 82-32 feet to the beginning and containing 5.44 Acres as surveyed by Greenbrier Surveying Company in February 1988.

There is excepted and reserved from the above described property all of the following, to-wit:

Beginning at a ¾ inch rod, found, on the northern right of way of Neff Street, corner to Daniel R. Jarrett, thence with previously mentioned right of way, S 34-15 W 99.0 feet to a ½ inch steel pipe, found, on the eastern right of way of Center Street, thence with previously mentioned street in part and thru the original tract, N 56-30 W 120.58 feet to a Railroad Spike, set, and continuing thru original tract, N 33-20 E 98.99 feet to a 5/8 inch rebar, set, on the line of the previously mentioned Jarrett, thence with Jarrett, S 56-30 E 119.00 feet to the place of beginning and containing 0.272 acre, more or less, as surveyed by Eastern Surveying in June, 2001.

And being the same property conveyed unto Robert Lee Bowen and Terri Lynn Redden by the provisions of a Deed of conveyance dated the 27th day of May, 2015, from Clifford L. Martin and Judith M. Martin, of record in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Deed Book 573, at page 789.

The above-described real estate shall be sold subject to any claims, liens, assessments, taxes, restrictions, covenants, conditions, and encumbrances against the same.

The Substitute Trustee shall convey title with covenants of Special Warranty. The purchaser shall pay all taxes due and payable against the said property, the cost of the preparation of the Deed of Conveyance from the Substitute Trustee, the cost of any transfer tax and recording fees due upon the recordation of the deed.

TERMS OF SALE: 10% of bid payable to the Substitute Trustee on the day of sale and the balance within thirty (30) days.

CONDITION OF SALE: Said property shall be sold to the highest responsible bidder, with the right reserved to the said Martin Family Revocable Trust dated October 31, 2019, Cindy Lee Gum, Successor Trustee, to bid at said sale and to continue the said sale by declaration from time to time, as they may choose.
