The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated December 16, 2019, and duly recorded in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Deed of Trust Book 818, at Page 222, Andrew D. Bowman did convey unto Pritt Law Firm, LLC, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Greenbrier County Courthouse, in Lewisburg, West Virginia, on
November 19, 2024, at 8:32 AM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Ronceverte Corp. District, Greenbrier County, West Virginia, and more particularly described as follows:
All of the following described real estate, together with the buildings and improvements located thereon, and the rights-of-way, easements and appurtenances thereunto belonging, situate, lying and being in Ronceverte Corporate District, County of Greenbrier, State of West Virginia, and being more particularly bounded and described as follows:
All that certain lot, tract or parcel of real estate being more particularly designated and described as Lot No. 2, Sandy’s Subdivision, in the City of Ronceverte, as shown upon a map or plat of said subdivision which is recorded in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Map Book 3, at Page 189.
THIS CONVEYANCE IS MADE EXPRESSLY SUBJECT TO those certain restrictions, reservations and conditions as contained in a Deed which is recorded in the aforesaid Clerk’s Office in Deed Book 318, at Page 158.
The aforesaid tract or parcel of real estate is the same as that conveyed to Andrew D. Bowman from Mary C. Thompson, by Deed of even date herewith, which is to be recorded in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, prior to or simultaneously with this instrument, reference to which Deed is hereby made for all pertinent purposes.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 117 Persinger Lane, Ronceverte, WV 24970.
AND BEING the same real estate which was conveyed to Andrew D. Bowman, by Deed dated December 16, 2019, from Mary C. Thompson f/k/a Mary C. Boswell, and recorded in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Deed Book 612, at Page 751.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
